Housing has been a problem for Bokaroites for a long time.

Bokaro Steel city is located in the eastern part of India at 23.29˚ N, 86.09˚ E latitude & longitude and on the southern bank of river Damodar in the state of Jharkhand. Garga River, one of the tributaries of river Damodar, meanders along the southern and eastern periphery of the city. Known as a city of scholars, it is a major industrial hub in the state of Jharkhand. It is home to one of the largest steel plants in India along with a number of medium and small scale industries in the surroundings. Proximity to Coal, Iron, Manganese and other raw material provides an added advantage to Bokaro Steel City.

The Bokaro Steel area comprises approximately 31,287 acres of land out of which the steel plant covers about 18,657 acres apart from an area of 3,894 acres of the Garga Reservoir.

In the original city planning of Bokaro, the steel township area was planned to be divided mainly into 12 sectors and accordingly the lands were acquired through the then Bihar Government. As per the plan, all related lands were acquired except the land earmarked for sector 10, area of which in total was 900 acres (approx). This area is surrounded in three sides by BSL land and on the fourth side (north), it is surrounded by river Damodar.

“Bokaro Steel Officer’s Housing Co-operative Society Ltd.” was successful in acquiring a prime chunk of land (approx 9 acres) in the above mentioned unacquired land of BSL and just adjacent to existing sector 8-C of Bokaro Steel City residential area.This will facilitate the society in gaining easy access to the existing infrastructure available at BSL township.

The background behind the start of this society:

The house leasing Scheme of SAIL, launched in the year 2001, provided some respite to the officers but only 1790 officers could avail this opportunity. The scheme was closed suddenly and despite Bokaro Steel Officers’ Association’s relentless efforts, the leasing scheme could not be re-started. As a result, most of the officers were left-out and could not purchase the quarters. Thereafter, efforts were also made to get a piece of land from BSL but to no avail. Notably, suitable alternative options for housing are available in the major SAIL townships at Bhilai, Durgapur,Rourkela etc.

However, in case of Bokaro, there are no suitable alternative for housing needs of our officers as most of the surrounding lands are acquired by BSL.
It was in this background that a need was felt to re-think & re-look at our option for solving this issue. At this stage, the Bokaro Steel Officers Housing Co-operative Society Limited (BSOHCSL) was formed and was registered with the Jharkhand Govt. with the express purpose of fulfilling the objective of providing houses to our officers. Driven by a passion to translate this resolve into reality, we were successful in locating a piece of land at Ranipokhar, adjacent to Sector 8/C after extensive surveys. This is situated at close vicinity of Bokaro Steel City, The site is nestled amidst idyllic surrounding with a serene and picturesque landscape.
The BSOHCSL is a voluntary, non –profit making organisation. As Chairman and Founder of the society, I have left no stone unturned in exploring all possibilities for realising this long cherished dream of the officers of SAIL, BSL.

As a representative of BSOA, I worked hard and achieved several milestones in various fields for the welfare of the members of Bokaro Steel Plant. I have represented BSOA in the following positions:

The BSOA election is held every two years and in each and every election, leasing of quarter and creation of housing society was on the top priority of the agenda of every contestant but no one was successful in this effort. Unlike others, I kept my commitment and with the good wishes & blessings of the esteemed members as well as unflinching support and hard work of my team members i.e. Directors of the Society and members, we have been successful in giving shape to the dream of our collective.

The continuous faith deposited by the esteemed members of BSOA with me has really motivated me to take this big challenge and accordingly I have started working with my team to fulfil the long cherished dream of our members. This was the background for the creation of the society. Now, I feel proud to present before you the dream project of Bokaro Steel Officers’ Housing Co-operative Society Limited.
